Energy audits get a bad reputation because too many are delivered as PDF bricks nobody reads. A useful audit prioritises six operational levers that can be tuned by the facilities team within thirty days.
Lever one is chilled-water reset. Most plants run at a fixed 7°C supply even in cool weather. Raising the setpoint by 2°C when outdoor conditions permit can trim compressor power by up to 6%.
Lever two is condenser-water optimisation. Cleaning tower fill and tuning tower fan staging is unglamorous work but shifts approach temperatures downward, directly improving chiller efficiency.
Lever three is variable-primary flow. If your plant still runs constant-speed pumps, retrofit VFDs before touching anything else. Payback under two years is common.
The remaining three levers – AHU scheduling, filter differential monitoring, and CO₂-based demand ventilation – depend on how connected your BMS is. Any audit that ignores BMS data is a decade out of date.
